How does selling a house during a divorce work?

Both spouses are usually on title, which means both have to agree on the listing, the price, and the terms. Matt's role is to be the neutral party in the middle: one process, one set of numbers, and both sides receiving the same information at the same time. Everything is documented so the file holds up if an attorney or the court reviews it later.

What if my spouse and I do not agree on the price?

That is common, and it is usually the reason a sale stalls. Matt starts with a valuation built on comparable sales rather than opinion, walks both parties through the same data, and puts the reasoning in writing. When the number is supported by evidence instead of emotion, agreement gets easier. Where a court has directed how the sale is to be handled, Matt works to that direction.

Can Matt work directly with our attorneys?

Yes. He has spent years working alongside attorneys on divorce, foreclosure, and estate matters, and he has been retained as an expert witness, deposed, and called to testify. He is comfortable providing documentation, written updates, and testimony where those are needed, and he keeps communication in writing when the situation calls for it.

Can I sell a home I inherited?

Usually yes, though what has to happen first depends on how the estate is being administered and whether the court is involved. Matt's first step is to establish where the estate actually stands, then build the sale plan around that. He coordinates with the estate's attorney or personal representative so the sale never gets ahead of the paperwork.

The inherited house needs work. Do we have to fix it before selling?

Almost never all of it. Matt walks the property and tells you which repairs return more than they cost and which ones to skip entirely. Coming from a construction background, he can tell the difference between a real structural problem and a cosmetic one, which usually saves an estate money and time.

There are several heirs and we do not all agree. Can you still help?

Yes, and it is one of the more common situations he handles. Every heir receives the same information at the same time, the valuation is documented, and decisions get made on evidence rather than on who spoke last. Matt does not take sides among heirs.

I am behind on my payments. Is it too late to sell?

Often it is not, but the window matters and it does close. The earlier Matt sees the situation, the more options are still available. The first call costs nothing and stays confidential, and if selling is not your best move, he will tell you that rather than take the listing.

Will I walk away with anything if I sell before foreclosure?

That depends on what is owed against what the property is worth. Matt gives you that number honestly and early, before you commit to a plan rather than after. Where equity is still there, moving quickly to protect it is the entire point.

Is any of this confidential?

Yes. Nothing is marketed, listed, or discussed with anyone else until you decide to move forward. Discretion is part of the job, not an add-on.

What areas does Matt serve?

Does Matt work with investment property?

Yes. On the residential side that means residential income, small multifamily, and 1 to 4 unit property. Through Commercial Land & Luxury, it extends to commercial investment sales and 1031 exchange strategy. A number of clients start on one side and end up using both.
